Cover Garage Conversion ADU: The Pasadena Owner’s Guide

We stock and install Cover-compatible parts for garage conversion ADUs across Pasadena, with most replacement parts running $220 to $680 installed depending on the component and your unit’s series. If you’re looking at a failed latch, warped panel edge, or a seal that’s letting Pasadena’s morning marine layer seep into the space, we can usually get the right part matched and scheduled within the same week. Most owners discover the failure the same way: a door that doesn’t close flush anymore, a soft spot where the panel meets the floor track, or visible condensation on the interior face after a cool night. Ben Ortega and our crew have been working on Cover units in Pasadena long enough to know which parts fail first and why.

Seedling ADU Pasadena is an independent service provider. We’re not affiliated with Cover, but we work with their systems regularly alongside other prefab brands like Abodu and Dvele.

Which Cover Models This Applies To

Cover builds its garage conversion ADU panels in a few distinct series lines, and the part you need depends on which one sits on your lot. The original Cover units use a tongue-and-groove wall panel system with a milled aluminum edge channel. Later production runs shifted to a flush-fit panel with a narrower reveal, which changes the width of the seal you’ll need by about 3/16 of an inch. That’s a small number, but it’s the difference between a gasket that seats properly and one that peels off within a season.

Here’s the compatibility gotcha we see often in Pasadena: the serial plate on a Cover unit is typically mounted inside the main electrical access panel, not on the exterior frame. If you’re trying to identify your series, that’s the first place to look. The plate lists the manufacturing date and panel generation. If the plate is missing or faded (sun exposure on south-facing Pasadena lots does this faster than people expect), we can match the part by measuring the channel width and the panel reveal. Bring us a photo of the corner joint and we can usually tell you what you’re working with over the phone.

For Cover specifically, we default to OEM parts when they’re available because the panel tolerances are tighter than what most aftermarket suppliers machine for. On older units where OEM stock has dried up, we have a short list of aftermarket equivalents we’ve tested and trust, and we’ll tell you honestly which route makes sense before you spend a dollar.

Signs Your Cover Garage Conversion ADU Is Failing

  • Door or panel won’t close flush against the frame. The aluminum edge channel has shifted or the corner bracket has loosened. On Cover units, this usually starts at the bottom corner opposite the hinge side. What begins as a small gap grows as the panel’s weight pulls on the fasteners.
  • Visible condensation or water staining along the interior panel seam. The perimeter seal has compressed beyond recovery. Pasadena’s temperature swings, warm days and cool nights for much of the spring, cause the rubber to expand and contract. Over 4 to 6 years, it loses its rebound and leaves a hairline path for moisture.
  • Draft you can feel with the back of your hand near the floor track. The sweep or lower gasket has torn or curled. This part gets the most abuse because it’s the first thing brooms, vacuums, and kids’ toys scrape against during daily life in an active household.
  • Panel surface feels soft or spongy when pressed near the bottom edge. Moisture has gotten behind the outer skin. In Pasadena’s specific climate, this most often happens on units where sprinkler overspray hits the exterior wall repeatedly. The fix is a repair, not just a replacement part, and it’s better dealt with early.
  • Locking mechanism grinds or doesn’t fully engage. The strike plate has drifted out of alignment, or the internal cam is wearing. Forcing the lock strains the frame and makes the problem worse, so we recommend stopping and giving us a call before the part fails completely.

Replacement Cost & What’s Included

In Pasadena, expect to pay $220 to $680 installed for most single-part replacements on a Cover garage conversion ADU. The range comes down to which component failed and how much disassembly the repair requires. Seals and sweeps sit at the lower end. Edge channels and corner brackets run in the middle. A full panel repair or replacement lands at the top of the range and sometimes slightly beyond if the panel needs to be ordered.

Part Typical Installed Price (Pasadena)
Perimeter seal / gasket replacement $220 – $340
Bottom sweep / floor track seal $180 – $290
Aluminum edge channel (one panel) $320 – $480
Corner bracket set + realignment $260 – $410
Full panel repair (field work) $480 – $680+

Every quote is written, line by line, before we touch the panel. You’ll see the part cost, the labor hours, and exactly what we’re doing. If the panel is repairable rather than replaceable, we’ll tell you and show you why. No surprise charges get added after the crew arrives. And every repair is covered by our 365-Day Done Right Promise: if it’s not right, we make it right.

DIY or Call Us?

There are a few things an owner can safely check before deciding to call. If your Cover unit’s door isn’t closing flush, look at the lower corner bracket with a flashlight. You can see if a fastener has backed out. If you can reach it with a screwdriver without straining, tightening it is reasonable. For seals, you can run your finger along the gasket to feel for tears or flattened sections.

Here’s where we’d stop. Removing an edge channel requires releasing tension from the panel, and doing that wrong can warp the panel face or twist the aluminum. Cover panels are not built for improvised prying. You also won’t save what you think you’ll save if the part doesn’t seat and the panel gets damaged in the process. That turns a $300 repair into a $700 one. If you’re unsure, call us at (626) 657-5461 and describe what you’re seeing. We’ll tell you straight whether it’s a call-out or a put-the-screwdriver-down situation.
